Pressemitteilung EG

EstateGuru is opening the first investment opportunity in Spain!

Recently, EstateGuru opened its fourth operating market in Finland with the Lirokuja bridge loan in the amount of €1 650 000. However, we are now ready to open yet another chapter in EstateGuru’s story. Today, we are glad to announce that we will start operating in Spain!

As the economies of the European Union’s countries are on a rising trend, one cannot underestimate the growth of the Spanish market. According to CBRE, the Spanish economy has an expected growth of 2.5% compared to the European average 1.6%. (CBRE) From EstateGuru’s perspective, we are glad to identify the growing number of Spanish investors along with the rising interest in the Spanish real estate. Investing in alternative real estate assets in Spain is picking up a gear, providing opportunities that are pushing investors to take up positions in less traditional sectors.

The 5th operating market of EstateGuru will open up with the Estepona business loan in the amount of €140 000. The loan will be used to purchase an apartment in the Malaga region for rental purposes. The interest rate of the 18-month project is 11% and interest payments will be made monthly.

This year will be a big one for EstateGuru and the opening of 2 new markets consequently shows our intent. To make an investment in the first Spanish loan, register an account on the platform, make a deposit and choose the available investment opportunity. Please note that you have to agree with the “Spanish User Terms” based on the UK law beforehand.

Now, to further assist you in making your decision and show why the Estepona business loan is a good choice for your first investment, we have put together 5 reasons why real estate in Marbella is a good investment choice.

  1. Thriving real estate market

The real estate market in Spain and more specifically the Costa del Sol region is one of the best-valued areas for real estate investment. Whereas property value in mainland Spain is increasing between 20%-30% annually, in Marbella this percentage is within the higher range and sometimes even goes over it.  25% of Europeans are thinking of retiring abroad, and southern Spain is one of their favorite destinations, thereby increasing the demand for the region’s real estate.

The first 2 quarters of 2017 show a substantial increase in volume of residential sales over 2016’s figures for the same time period. Together, Marbella, Benahavís and Estepona show an increase of almost 14% over the same period in 2016, with Estepona on its own showing the greatest increase in sales volume with an incredible 37%. These are excellent indicators of the continuous steady growth of the property market in the greater Marbella area.

  1. Connectedness and infrastructure

Two airports within a short drive, high-speed rail service and a modern motorway are included in the network of the region, resulting in a rising number of commuting people who spend the week working in Northern Europe followed by weekends in the Marbella sunshine, thereby also contributing to the increase in demand for local properties.

  1. Speed of sales

Despite the high number of Spanish unsold properties, the high-quality homes in prime regions such as Marbella are selling very fast. Spanish banking groups forecast both increase in property sales and a moderate increase in prices.

  1. Quality of life and microclimate

It is no secret that Marbella is one of the few places in Europe where people dream of living, where the quality-price ratio regarding real estate, leisure areas, restaurants, sports clubs, and water sports is one of the best in Andalusia. Marbella’s microclimate offers sunshine year round and even in the cooler months of January and December, it is still possible to sunbathe. Rain is almost unheard of in Marbella, meaning that many people are able to enjoy outdoor activities like Golf and hiking year round, thereby increasing the demand of properties.

This is a reason why Marbella is among the top destinations for retirement homes.  Major international funds are investing hundreds of millions of Euros into the purchase of development land on the Costa del Sol. These investments are a major indicator of confidence in the future of the market for second and retirement homes. As a result, virtually all of the prime development sites in Marbella have been sold, with new projects currently in the planning stage.

  1. Leisure activities

Marbella is well known for its quality golf courses and highest concentration of golf courses in Europe. With over 70 golf courses spread along the coast, Marbella is a top destination for golf lovers. Excellent climate allows sportspeople to play all year round, whether facing the Mediterranean or the mountains.

High-quality infrastructure, climate, quality of life and leisure time activities are nearly always accompanied by high demand in real estate that results in growth in real estate market. The market situation alongside with EstateGuru’s strong underwriting processes, local experienced partners and risk management can generate great investment opportunities and EstateGuru’s platform is glad to be able to offer these opportunities to our international investor base, along with the unique geographic diversification aspect.
